Leads for real estate agents: what actually works and what it costs.

Updated August 11, 2026 · based on data from 60+ agents who advertise through Snaprime

TL;DR: In 2026, an agent has five routes to leads: referrals, property portals, bought leads, an agency and their own ads. The most cost-effective is running your own ads on Facebook and Instagram: through the Snaprime app (from 4 997 CZK a month), a property enquiry costs 70 to 100 CZK on average, and with a budget of 500 to 1,000 CZK a day you typically get 1 to 2 seller leads a day. The contacts belong only to you and the ads run under your name.

Collecting leads online isn't alchemy. An enquiry form or landing page, an ad on Meta, a phone. The difference between the routes below is mainly how much of your money ends up in ads, who owns the contact and whose name people remember.

Five ways agents get leads

1. Referrals and reviews

The cheapest, highest-quality source, but you can't scale it or plan it. When a month is slow, you can't speed referrals up. That's why most agents combine referrals with a paid source they can switch on at any time.

2. Property portals

Boosting listings brings buyers to a specific property, but sellers (that is, new listings) don't come from portals. You pay for visibility in a catalog where you sit next to dozens of other agents.

3. Bought leads

Specialized companies collect contacts with their own ads and sell them to agents; packages typically cost 20,000 to 40,000 CZK a month. The catch is the economics: usually only about half of that amount goes into ads, and the rest is the seller's margin and overhead. Several agents often get the same contacts, and the ads build the seller's brand, not yours. The full breakdown with numbers: Is buying leads worth it?

4. Marketing agency

An agency can do the same as your own ads, but for a fee of 15,000 to 25,000 CZK a month on top of the ad budget. Good agencies specializing in real estate tend to be fully booked and don't take on new clients. For an individual agent, it's the most expensive route on the market.

5. Your own ads through Snaprime

Snaprime is a Czech AI app that does the agency's work for you: it creates an ad with copy and graphics within 60 seconds, runs it on Facebook and Instagram under your name and collects enquiries in its built-in CRM. Prospects go through a screening form with questions about the property, so you call people who are genuinely thinking about selling or buying. The app costs from 4 997 CZK a month and the rest of the budget goes entirely into ads, roughly 90% of total costs.

What a lead costs: real numbers from campaigns

And here's how it looks for specific agents (real campaigns; screenshots run on the home page):

308 seller leads · 14 CZK / lead
Boris Nikolov · Nikolov Reality
Signed purchase agreement · 634 CZK spent
Ing. Jolana Krajčová
3 listing appointments · 6,000 CZK budget
Boris Nikolov · own video from the mini-course
1 listing appointment · 704 CZK spent
Ing. Jitka Šindelářová
41 property enquiries · 67 CZK / lead
Martina Boušková · Bidli reality
31 new-build enquiries · 6,242 CZK

Results vary by location, budget and campaign type. A purchase agreement from 634 CZK isn't the norm, but it shows what a single quality lead can turn into.

How Snaprime works in practice

  1. Fill in your profile. Location, website, a few sentences about you. The app turns that into your unique selling point (say, "real estate in the Vysočina region since 2012") and pulls your colors into every graphic.
  2. Connect Facebook once. A guide with short videos, and the connection stays in place for good. Snaprime creates your ad account and pixel via the API, so you never have to set foot in Business Manager.
  3. Create an ad. Pick a type (new listings, property valuation, promoting a specific property) and within 60 seconds you have a finished ad built from concepts that already work for other agents. Photorealistic AI visuals are labeled according to EU rules.
  4. Set the budget and region, then approve. The ad runs under your name. You can switch it off, turn it back on or change the budget any time.
  5. Call the leads from your CRM. Every enquiry comes with the answers from the screening form, so you know who you're calling and why.

For properties for sale, Snaprime also builds a dedicated property website (gallery, price, highlights, enquiry form) on your subdomain, with conversion tracking set up automatically. The campaign then optimizes for real enquiries, just as an agency would set it up.

When Snaprime doesn't make sense

When you don't want to pick up the phone. Leads from ads are people at different stages of deciding, and without a quick call they go cold. And when you expect a miracle at 200 CZK a day with a single graphic: ads need at least a month and a reasonable budget to get going. Agents who pick up the phone and come across as trustworthy close many times more from the very same leads.

FAQ

How soon will I see the first leads?

You can launch a campaign in a few minutes. With a budget of 500 to 1,000 CZK a day, the first enquiries usually come in within the first few days; results are evaluated after about a month of running.

Who owns the leads and the ad account?

You do. The ads run under your Facebook page, the pixel and results history build up under your name, and the contacts are in your CRM. If you cancel your subscription, you keep the audience and the brand.

Do I need to know Business Manager or marketing?

No. You connect Facebook once by following the guide, and Snaprime sets up everything else (ad account, pixel, conversions, optimization) via the API. You choose the ad, the budget and the location.

How does the optimization work?

No black box. Exactly the ad and budget you set go to Meta. When two ads run toward the same goal, the weaker one gets switched off after a week to ten days so the budget works in the better-performing one. The approach is based on data from campaigns worth more than 75 million CZK.

What if I get stuck?

Email support, the option to call, and one 30-minute consultation are included in your subscription. The app also includes a mini-course on shooting your own videos, with scripts, which agents use to make their best-performing ads.

How much does it cost?

The Start plan costs 4 997 CZK a month (3 campaigns running at once on FB/IG, 50 ads per month), or 50 897 CZK billed yearly, which works out to 4 241 CZK a month. No contract, cancel any time. Current prices: see the pricing page.
